1. Is there a commission fee for using Escala’s services?
- Absolutely not! We do not charge the Owners for the booking any kind of commission or fee. We charge the guest a small booking fee.
2. Do I need to commit to long-term contracts?

3. Who handles cleaning and maintenance, and is there an extra charge for it?
- You are fully in charge of cleaning and maintenance. No nickel and diming for air filters or light bulb replacements.
4. Can I directly communicate with my guests?
- Yes, you have direct communication with your guests, welcoming them personally and making their stay special.
5. How does Escala notify me of reservations?
- We notify you immediately when a reservation is made, providing details. Email reminders for check-in and check-out are sent to housekeepers and vendors.
6. What technology and expertise does Escala bring to the table?
- We leverage state-of-the-art technology and over 20 years of expertise in the vacation rental industry to market, price, and book your property.
7. Do I get my own online page for marketing my unit?
- Yes, you get a dedicated online page to market to past guests, friends, and family, allowing them to book directly online using their credit card.

HOW MUCH DOES IT COST FOR MY PROPERTY TO BE LISTED ON ALL VACATION RENTAL PLATFORMS?
Listing is free and we will not charge you a commission for any reservations made. Different listing channels have different charges for the Owners, which you will be responsible for. For example, current charges are as follows – Airbnb -3%, VRBO -5%, Expedia and Booking – 15%-20%, from the total of the reservation (includes nightly rates and fees, but not taxes). There is also a credit card fee added for all of the channels, exclude Airbnb currently, which is in the 3% range. These are fees that our will have to pay to the channel, regardless of who lists the property, and you are currently paying. If the reservation comes through our own website and the page for your own listing, there is no commission. All reservations we process the payments for are subject to a 4% credit card fee, which will be billed to the Owner statement. You can add fees to your unit to offset the charges that come from these outlets, but it may make your unit more expensive than others, and result in lower income.

Am I locked in a long term contract with Escala?
- No! Our straightforward electronic contract can be canceled with a 7 day notice. All future reservation must be honored.
What if the property is sold at any point?
- All future reservation must be honored by the buyers.
Can I continue to advertise my property on other channels myself?
- Absolutely. Just make sure you keep the calendar up to date with us.
Who collects reviews?
- We will solicit reviews for your property on your behalf and will post them accordingly on our site. We do not have control over the reviews posted on the other outlets.
What if my property gets low review score?
- Properties with low review scores are pushed down in the search results on all of the vacation rental sites out there and if they reach a certain threshold, they are delisted from the platform. You should be diligent in taking care of the guest’s needs and make sure that your cleaning and maintenance company are reputable and reliable.
How do I know that you will keep my unit booked?
- This is all we do! We have been in the industry for about 20 years and have consistently produced unmatched income for our Owners. That is why we decided to stay focused on that and leave the Upkeep to the Owners, as we can never be as good as you in taking care of your own property. This is how we generate the top income we can, as we do have the outreach, systems, past performance and current market outlook for different locations, including ski and sun resorts.
How long does it take to go live?
- It takes about 72 hours to go live from the time you submit all needed information.
How will I see my listing live on the channels?
- We will send you links to it once it is up and running.
Am I able to speak with a live person if I need assistance?
- We are available for you via phone and email.
Which payment method do you accept?
- We accept all major credit cards.
Will my unit have its own site?
- Yes! Your unit will have its own listing page on our site, which you can send to anyone who would like to see it or book it and they can make a reservation online using their cc.
Will you take photos of my unit?
- No – owners are responsible for providing us with professional photos of their unit, which they have the intellectual rights to.
What is the downside of signing up with Escala?
- Is there one? We do not see it…
How soon should I expect to see a booking?
- Hard to predict as it depends on the season, minimum night stays, and the pricing you would like to use, but if all is as expected, it should be very soon after listing. Our properties average about 45 reservations per year and between 220 and 300 nights booked.
Can you help me purchase or sell an ivestment property?
